Pet Friendly

Do you allow pets?

Yes, Evergreen Live is pet friendly. We allow most domestic dogs, cats, birds, small, caged mammals (excluding animals such as ferrets, rabbits and chinchillas), and fish. Aquariums may not be larger than a 20-gallon tank and predator fish are prohibited. Pets must be licensed and have current vaccinations. We do not allow any animals that we consider to be farm or ranch animals (such as potbellied pigs). All pets are subject to approval.

How many pets may I have?

Evergreen Live allows a maximum of three (3) total cats and dogs in a home. The weight of each pet must not exceed one hundred pounds.

Do you have breed restrictions?

Yes. Our restricted breeds include Pit Bull Terriers, Doberman Pinschers, Rottweilers, Staffordshire Terriers, German Shepards, Chows, Bull Mastiffs, Huskies, Alaskan Malamutes, Wolf – Dog Hybrids, Great Danes, St Bernards, Akita, and Rhodesian Ridgebacks as well as any breed that contains a mix of any of the foregoing breed types.

Do you have any additional requirements regarding pets?

Yes. For dog owners we require $100,000 for dog bite liability insurance. Sometimes this may be included in your renter’s insurance policy. If it is not included in your renter’s insurance policy or if your renter’s insurance policy otherwise excludes your dog (either by breed, weight or otherwise), you must obtain a separate dog bite liability insurance policy

Is there a monthly pet rent fee?

Yes, there is a monthly pet rent of $35 for each cat and/or dog (as permitted by applicable law). There is also a one-time non-refundable pet fee (or refundable deposit based upon applicable law) of $300 for each cat and/or dog.

Service Animals and Emotional Support Animals

Evergreen Live welcomes Service Animals or Emotional Support Animals (collectively, “Support Animals”). Pet Fees and Pet Rent will not apply to Support Animals. You will need to provide a reasonable accommodation request form prior to moving in and provide a written letter from a qualified, licensed physician or health professional indicating that you have a disability is required for a Service or Emotional Support Animal.

What are the qualification requirements?

All adults 18 years of age or older must complete a rental application. Applicants must have a minimum gross household income equal to three times the monthly rent and also meet Evergreen Live’s other rental qualifications. Guarantors may be accepted for applicants who do not meet the required rent-to-income ratio. Please see our Qualification Requirements page for additional information related to our minimum qualifications.

How do I tour an Evergreen home?

We look forward to having you tour one of our homes. You can schedule a self-tour from any of our listings or at Evergreenlive.com. You will be prompted to create and verify an Evergreen Live profile. You must have a valid government issued ID and credit card. There is no charge to tour a home. You will receive a code via email or text prior to your scheduled tour that will grant you entry to the property via a smart lock. Your code will only be valid for your allotted time slot. Self-tours are available from 8:00 AM to 7:00 PM every day.

How do I apply for a home?

It’s simple! To apply, go to the listing page and click on “Apply Now.” You will need to review the Terms of Agreement and Qualification Criteria, then continue to fill out your personal information. There is a non-refundable $50 application fee per applicant. Each applicant must have a valid email address. You will need to provide income verification, rental history, and a government-issued identification document to apply.
Usually, an Evergreen Live associate will reach out to you with a rental decision within one business day following the completion of your application.

When do I sign my lease?

When you receive notification that your application has been approved, an Evergreen Live associate will reach out to you to confirm if you have any pets, additional occupants (under the age of 18) and confirm your move-in date as well as any other necessary details. The lease will then be generated and sent to each applicant via “Hello Sign.” Once the lease is executed by each applicant you will then pay your security deposit and any prorated rent within 48 hours

What if my application was denied?

If your application is denied, Evergreen Live will notify you via phone call and/or email. Common denial reasons include insufficient income (less than three times the amount of the monthly rent), poor credit history or negative rental history.

How much is my security deposit?

Security deposits will generally range, subject to applicable law, between one (1) to two (2) months’ rent based upon your monthly rent and credit score. The security deposit is refundable less any damage you cause during your lease above and beyond normal wear and tear. We ask that you return the home to us in the same condition as you moved in.

Do I need renter's insurance?

Yes, Evergreen Live requires all residents to carry a personal liability insurance policy during their residency. If there are any changes to your policy, or you renew your policy during your lease term, you must notify us of the changes. We require a minimum of $100,000 in liability coverage from an insurance carrier with an AM Best rating of A-VII or better. Please note that liability insurance will not cover your personal items. We strongly recommend that our residents purchase a renters insurance policy that will also include coverage for their belongings.

How do I pay rent?

The easiest way to pay your rent is online through your Evergreen Live portal. Your portal will allow you to make a payment with any of the following payment methods: ACH, Debit Cards and Credit Cards. You can also set up automatic payments though your Evergreen Live portal, so you never miss a payment.

How do I know your rental listing is legitimate?

You should only schedule a tour and/or apply for one of our properties directly through the Evergreen Live website. Evergreen Live will never ask you to pay any amounts in cash, transfer money via wire, prepaid or digital gift cards, send MoneyGram, or request funds through Zelle or any non-Evergreen Live payment app, such as Venmo, PayPal, Apple Pay or others.
